Small Living Room Layout: Ideas With Real Dimensions
Small living room layout ideas with dimensions: 16 to 18 in to the coffee table, 30 to 36 in walkways, TV distance, six layouts, and a measured 9 × 19 ft room.
A small living room layout starts with the route through it, not the sofa. Keep one walkway of 30 to 36 in that goes around the seating, set the sofa facing the TV or the window, leave 16 to 18 in between the sofa and the coffee table, and sit about 1.2 to 1.6 times the screen diagonal from the TV. With those numbers a room only 9 ft across holds a full 3-seat sofa, a coffee table and a TV, as the measured example below shows.
Below are the spacing numbers, six layouts that work in a small room, the arithmetic for a 10 ft wide room, and a real 9 × 19 ft living room you can open and rearrange. The general rules for any size of room are in living room layout.
Small living room dimensions at a glance
| Between | Typical spacing |
|---|---|
| Sofa front and coffee table | 16 to 18 in (Star Furniture allows 12 to 18 in) |
| Main walkway through the room | 30 to 36 in |
| Sofa and TV, screen to eyes | 1.2 to 1.6 × the screen diagonal; about 5½ to 7½ ft for a 55 in TV |
| Seat height and coffee table height | Table about level with the seat or an inch or two lower |
| Behind a sofa that floats in the room | The full 30 to 36 in, if people walk there |
The building code only sets a floor: a living room, like any habitable room, needs at least 70 ft² and 7 ft in every direction under the IRC (2021 R304; R312 in the 2024 edition). Typical new-house living rooms are much bigger, about 12 × 16 to 16 × 20 ft (standard room sizes), so a small one is anything that makes you choose between a sofa and a walkway.
Six small living room layouts
- Sofa on the long wall, TV across the short way. The most common answer in a narrow room: the sofa backs onto a long wall and the TV faces it. The walkway runs along one end of the room, past the sofa arm.
- Sofa facing the window, TV beside it or none: for a room whose best feature is the view. Keep the walkway between the window wall and the sofa or at one end, never through the seating.
- Loveseat and two chairs around a coffee table: more seats than a single sofa in the same floor, and better for conversation. Leave 24 in or more between chair and sofa arm where people pass.
- A small sectional in the corner. It uses a corner that would otherwise be dead, but it closes two sides of the room; only do it where no door or route needs that corner.
- Float the sofa to divide an open plan: its back becomes the edge of the living area. It costs the full walkway behind it, so it suits rooms open to a kitchen or dining space, as in an open floor plan.
- Wall-mounted TV and shelves instead of a deep console: the template's TV unit is 16½ in deep, and putting the screen on the wall gives that back to the walkway.
What fits across a 10 ft room
Across a 10 ft (120 in) wide room, with the sofa on one wall and the TV on the other: a sofa about 36 in deep, an 18 in gap, a 20 in deep coffee table, a 30 in walkway and a 16 in TV console make 120 in exactly. Drop the console for a wall mount and the walkway grows to 46 in; swap in a 40 in deep sofa and the walkway shrinks to 26 in, which is where people start turning sideways. Draw it before you buy the sofa: depth, not length, is what small rooms run out of.
A measured 9 × 19 ft living room
The living room in FloorGen's 800 sq ft 2-bed ADU is 9 ft 3 in × 18 ft 11 in inside, 175.4 ft², at the east end of the unit. It is open to the dining area on its west side through a 5 ft cased opening, the front door is in the east wall about 16 ft from the north end, and there are 60 in windows in the north and south walls.

The template uses layout 1. A 3-seat sofa (87 in long, 35 in deep) backs onto the west wall and faces a 55 in TV on a console against the east wall, across the room's 9 ft 3 in width. An armchair sits in the north-east corner, away from the front door. Measured on the plan:
- Sofa to coffee table: about 18 in, at the top of the 16 to 18 in range.
- Screen to the middle of the sofa: about 6 ft 8 in, between the 5 ft 6 in and 7 ft 5½ in figures for a 55 in TV; see couch to TV distance.
- Front door to the dining area: the route runs past the south end of the sofa, with about 70 in of clear floor between the sofa and the south wall.
- Coffee table to console: about 17 in, which is fine because nobody needs to walk there.

The rest of the unit is described in 800 sq ft ADU floor plans, and other small whole-house layouts in small house plans under 1,000 sq ft.
Laying out a living room in FloorGen
Drag furniture from the library and FloorGen flags any walkway narrower than 29½ in (75 cm) between pieces or walls, furniture that blocks the approach to a door or opening, and door swings that hit furniture, in the Review panel. To have it lay out the seating, press Ctrl/⌘ + I and ask FloorGen AI to furnish the living room (it asks you to sign in); it proposes layouts with the TV and sofa 200 to 350 cm (about 6 ft 7 in to 11 ft 6 in) apart and changes nothing until you pick one.
