Renting changes what you need from a floor planner. You are not moving walls; you are fitting the furniture you already own into rooms you saw once, and deciding what to bring, sell or buy. The plan has to be quick to make, accurate where it matters (doors, alcoves, the wall the bed goes on) and easy to share with whoever you live with.

What renters plan with it

JobHow
Check a listing before you applyImport the listing's floor plan image or PDF and set its scale from one length you measured at the viewing. Many listing plans are marketing drawings that are not to scale, so that one real measurement matters.
See whether your furniture fitsPick the closest model for each piece and type its real width and depth in the item's size fields. Door swings are drawn, so a bed that blocks the closet door shows up at once.
Decide what to bring and what to buyGive an item a price and a product link and it joins the shopping list under Schedules, with a running total.
Agree a layout with roommatesSend a PNG, a PDF or a view-only HTML file they open in any browser and can turn around in 3D.
Move between countriesSwitch the project between feet and inches and metres; lengths read to 1/16 in or 1 mm.
Check a wall at the viewingFloorGen runs in a phone browser. Open the plan, use the tape measure on it, and compare with the real wall.

Sizes to measure before you move

The pieces that do not fit are nearly always the big ones, and the problem is often the route in rather than the room. Measure your own sofa, wardrobe and desk, then the narrowest door, the turn at the stairs and the elevator door on the way. Mattresses are the one thing with standard sizes:

Standard US mattress sizes (the bed frame adds a few inches)
MattressInchesCentimetres (approx.)
Twin38 × 7597 × 191
Full (double)54 × 75137 × 191
Queen60 × 80152 × 203
King76 × 80193 × 203
California king72 × 84183 × 213

Leave 30 to 36 in for walkways between furniture (living room spacing has the other rules of thumb). A queen bed needs about 10 ft of clear wall once you allow a walkway on both sides; master bedroom size works through it.

Start from an apartment

From listing to move-in day

  1. At the viewing, measure one long wall in each room you care about, plus the doors on the way in.
  2. At home, trace the listing plan and set its scale from your longest measurement, or move the walls of a template to match.
  3. Add your furniture at its real size. Save a piece you will reuse to My items.
  4. Try two layouts. Save a version of the first, change it, and compare.
  5. Walk through it in 3D to check the view from the door and the path to the window.
  6. Send it to your roommates or the movers as a PNG or PDF, and keep the plan in your phone's browser for move-in day.

What FloorGen doesn't do

  • No camera or AR. It does not measure rooms with your phone's camera or place furniture in a live camera view. You measure with a tape.
  • No store catalogues. The models are generic shapes you size yourself, not a particular shop's products, though you can attach a product link to any item.
  • No live co-editing. You and a roommate cannot edit the same plan at the same time; one person edits and sends the file.
  • It cannot tell you what the listing left out. A traced plan is only as accurate as the drawing and your measurements.
  • Plans stay in the browser you used. If you plan on a laptop and want the plan on your phone, sign in with Google to sync it, or export the project file and open it there.

Questions

Can I use it on my phone?

Yes. FloorGen runs in the phone's browser with nothing to install. Drawing a whole apartment is easier on a laptop or tablet; checking and showing the plan works fine on a phone.

Do I need an account?

No. Plans save in your browser. Signing in with Google is optional and adds cloud sync, which is the easy way to have the same plan on your phone and laptop.

Can I plan in metres?

Yes. Each project uses feet and inches or metric, and you can switch it. The three-room apartment template starts in metres.

How do I make my exact sofa?

Place the closest sofa model, then type your sofa's width and depth into its size fields. Save it to My items and it is ready for the next plan.
